What is a Forward Exchange?
In a forward exchange, a taxpayer (person or entity) first sells a real property they hold for business or investment purposes, and then identifies and purchases like-kind replacement property within 45 and 180 days, respectively. The qualified intermediary holds the sales proceeds of the relinquished property in trust and uses those funds for the acquisition of the replacement property.
What is a Reverse Exchange?
In a reverse exchange, a taxpayer (person or entity) first acquires replacement real property, which they will hold for business or investment purposes. They then identify and sell like-kind relinquished property within 45 and 180 days, respectively. To comply with the relevant rules, the qualified intermediary holds the replacement property in a single purpose LLC (known as an “Exchange Accommodation Titleholder”) on behalf of the taxpayer
What is an Improvement Exchange?
An improvement exchange is when a taxpayer (person or entity) acquires real property held for business or investment purposes through a qualified intermediary, and then makes improvements to the property. To comply with the relevant rules, the real property is held in a single purpose LLC (known as an “Exchange Accommodation Titleholder”) during the improvement period
